The applicant requests Variance approval to construct a new 442 square foot addition to the lower level of a 2,455 square foot house. The 442 square feet of proposed development would result in a total floor area of 2,789 feet and a floor area ratio of 29.2 percent on the 9,525 square foot lot. The proposed addition would reach a maximum height of approximately 12.5 feet above surrounding grade and the exterior walls would have the following minimum setbacks: approximately 67 feet from the eastern front property line; approximately 19 feet from the northern side property line; approximately 20 feet from the driveway easement to the south; and approximately four feet from the western rear property line. A proposed 170 square foot deck would be built off of the addition, which would have a minimum setback of approximately 5 feet from the rear property line.
Variance approval is required because the project would entail encroachments into the 25 feet rear yard setback normally required in R-1:B-1 zoning district.
