Project Description

The applicant requests Design Review and Coastal Permit approval to construct a new 2,783 square foot single family residence, a 785-square foot guest house, and a 572-square foot detached garage on a vacant lot in the Seadrift Subdivision in Stinson Beach. The proposed development would result in a total floor area of 3,600 square feet, and a floor area ratio of 17 percent on the 20,902 square-foot lot.

The main house is designed to have a maximum height of 18 feet above surrounding grade (28 feet above Mean Lower Low Water, and 28.83 above NAVD-88). The proposed main house would have the following distances from the property lines: 35 feet from the northern rear property line; 6 feet from the western side property line; 6 feet from the eastern side property line; and 99 feet from the southern front property line.

The guest house is designed to have a maximum height of 16 feet above surrounding grade, (26.55 feet above Mean Lower Low Water, and 27.38 above NAVD-88). The proposed guest house would have the following distance from the property lines: 100 feet from the northern rear property line, 6 feet from the eastern side property line, 42 feet from the western side property line, and 40 from the southern front property line.

The detached garage would reach a maximum height of 13 feet above surrounding grade (23.15 feet above Mean Lower Low Water, and 25.98 feet above NAVD-88). The proposed detached garage would have the following distances from the property lines: greater than 100 feet from the northern rear property line, 6 feet from the western side property line, 42 feet from the eastern side property line, and 25 feet from the southern front property line.

The project also includes installation of a septic system to serve the proposed development, new landscaping, and a hot tub in the rear yard.

Coastal Permit is required because the project is located within the Coastal Zone; Design Review is required because the project is in a planned zoning district.
