Project Description

The Marin County Deputy Zoning Administrator (DZA) will consider issuing a decision on the Thomsen Coastal Permit and Use Permit during a public hearing scheduled on Thursday, August 31, 2017. The hearing on this project is a continuation of a previous hearing that took place on November 17, 2016. This continued hearing will consider the revised project, and additional information that was provided following the recommendations by the Deputy Zoning Administrator. The applicant for the project is Jeff Stahl, Red3 Group, and the property is located at 125 Buena Vista Ave., Stinson Beach, further identified as Assessor's Parcel 195-191-32.

The applicant requests Coastal Permit and Use Permit approval to demolish an existing 1,400 square foot house and construct a new 2,156 square foot house with a 282 square foot garage and 700 square feet of unimproved, crawl space and storage space on a lot in Stinson Beach. There is an existing 260 square foot non-conforming shed on the property that is proposed to remain. The 2,990 square feet of proposed floor area would result in a floor area ratio of 26.3 percent on the 11,350 square foot lot. According to the plans, the proposed building would reach a maximum height of 25 feet above finished grade and would have the following setbacks from exterior walls to the property lines: 25 feet from the north front property line; 7 feet from the east side property line; 6.5 feet from the west side property line; 54 feet from the south rear property line.

Coastal Permit approval is required because the project is in the Coastal Zone, and a Use Permit is required because the existing non-conforming shed encroaches on the rear and west side setbacks.
