The applicant is requesting an extension to vest a Coastal Permit and Variance approval granted by the Marin County Deputy Zoning Administrator, Resolution 16-106 on April 28, 2016, to allow for construction of a new 2,068 square-foot single-family residence, in addition to new site improvements, including a parking court, retaining walls, terraces, septic system, and landscaping on a developed lot in Stinson Beach. The existing cottage located on the rear portion of the property, and the foundation located on the front portion of the property, are proposed to be demolished.
The project would result in 2,068 square feet of building and floor area on the 7,069 square-foot lot, for a total proposed floor area ratio of 29.2%. The residence is proposed to be a maximum of 25 feet in height from surrounding grade, and the proposed setbacks from the residence to the property lines are as follows: approximately 2 feet from the northern front property line; 6 feet from the western side property line; approximately 12 feet from the eastern side property line; and 38 feet from the southern rear property line.
A Coastal Permit is required pursuant to Marin County Code Section 22.56.055i because the project is located in a coastal zoning district. A Variance is required per Marin County Code Section 22.86.010i to allow for a deviation in the required front yard setback.
