The applicant requests Coastal Permit, Design Review and Variance approval to demolish the existing 2,210-square-foot single-family residence at 238 Seadrift Road, and construct a new 4,643-square-foot residence with a 500-square-foot attached garage on lots located in the area of Seadrift, Stinson Beach within Lagoon Subdivision One. The proposed development would result in a floor area ratio of 10 percent on the 19,410 square foot dry lot area. Exterior walls would have the following setbacks: 54 feet seven inches from the north front property line; six feet from the west and east side property lines; and over 100 feet from the south rear property line.
The residence would reach a maximum height of 16 feet 11 inches above surrounding grade. The finished floor elevation of the proposed residence would be 20 feet 4 inches above Mean Lower Low Water (MLLW), and the maximum roof height of the residence would be 33 feet above MLLW. Various site improvements are also entailed in the project, including installation of a new septic system, landscaping, and general site improvements to facilitate the proposed project. A lot merger is also currently under review through a separate application (MG P2885).
In accordance with Interim Marin County Code Section 22.56.040I, Coastal Permit approval is required because the project proposes improvements that require Design Review, pursuant to Interim Marin County Code Section 22.82.020I, as well as a variance to the finish floor elevation for structures located in the C-RSPS zoning district in accordance with Interim Marin County Code Section 22.86.010I.
