Project Description

The applicant requests Design Review approval to demolish an existing house and construct a new 2,007 square foot house, with a 120 square foot storage accessory structure on a developed lot in Seadrift/Stinson Beach. The 2,007 square feet of proposed development would result in a floor area ratio of 29 percent on the 6,720 square foot dry lot area. The proposed main house would reach a maximum height of 18.75 feet above surrounding grade, 28.64 above NAVD-88, and 27.81 above Mean Lower Low Water. The exterior walls would have the following setbacks: 35 feet from the north front property line; 6 feet from the east side property line; 6 feet from the west side property line; 25 feet from the rear property line.

Design Review approval is required because the project is in a Planned Zoning District.
