The applicant requests Coastal Permit, Design Review and Variance approval to demolish an existing house and construct a new 2,296 square foot house and an 875 square foot garage on a 14,207 square foot lot in Seadrift/Stinson Beach. The 2,631 square feet of proposed floor area would result in a floor area ratio of 18.5 percent. The proposed house would reach a maximum height of 21 feet 3½ inches above surrounding grade, (39 feet above NAVD-88) and 38.17 feet above Mean Lower Low Water (MLLW). The house would have the following setbacks from exterior walls to the property lines: 49 feet from the north front property line; 6 feet from the east side property line; 6 feet from the west side property line; over 100 feet from the south rear property line.

Coastal Permit approval is required because the project is in the Coastal Zone, Design Review is required because the property is in a Planned Zoning District, and a Variance is required because the project proposes to exceed the height limit requirement for Seadrift Subdivision lots One and Two, which limits the height of the finished floor to 18 feet above mean lower low water.
