The applicant requests Coastal Permit and Accessory Dwelling Unit (ADU) Category 3 approval to construct a 990 square-foot detached ADU with 535 square-foot garage attached to the proposed ADU on a developed lot in Stinson Beach. The proposed project, in combination with existing 1,524 single-family residence, addition would result in a building area of 3,049 square feet and a floor area ratio (FAR) of 2.7 percent on the 38,976 square-foot lot. The proposed building would reach a maximum height of 20 feet, four inches above surrounding grade, and the exterior walls would have the following setbacks: 85 feet from the northern side property line; and over 100 feet from the southern side property lines. Other improvements entailed in the proposed development include construction of a new septic system, extension of a driveway, new deck, site grading and other improvement.
Coastal Permit approval is required pursuant to Section 22.68.060(G) of Marin County Development Code (Coastal) because the project involves construction of a new septic system and construction of a Category 3 ADU under Section 22.32.140(B) of Marin County Development Code (Coastal).
