The applicant requests Coastal Permit and Design Review approvals to: (1) construct a 108-square-foot first floor addition; (2) construct a 375-square-foot second-story master bedroom addition; and (3) convert an existing 318-square-foot garage to habitable (bedroom) space on a developed lot in Stinson Beach. The proposed project would be attached to an existing 1,186-square-foot residence, resulting in 1,987 square feet of development and a floor area ratio (FAR) of 38.2 percent on the 5,200-square-foot lot. The proposed addition would reach a maximum height of 24 feet six inches above surrounding grade. Exterior walls of the addition would have the following setbacks: 19 feet from the north front property line; four feet six inches from the east side property line; six feet six inches from the west side property line; and 24 feet from the south rear property line.
In accordance with Interim Marin County Code Section 22.56.040I, Coastal Permit approval is required because the project proposes improvements that require Design Review pursuant to Interim Marin County Code Section 22.82.020I.
