Project Description

The applicant requests Coastal Permit and Design Review approval to tear down portion of an existing 651 square foot residence, add first and second story additions and relocate the structure on the existing property in Stinson Beach. The existing building area is 651 square feet and the proposed development would result in a building area of 1,070 square feet. Therefore, the project would result in a floor area ratio of 29 percent of the 3,600 square foot lot. The proposed building would reach a maximum height of 24 feet 11 inches above surrounding grade and the exterior walls would have the following setbacks: 45 feet 11 inches from the northern front property line; 3 feet 10 inches from the eastern side property line; 10 feet 8 inches from the western side property line; 5 feet 10 inches from the southern rear property line. Various site improvements would also be entailed in the proposed development, including new decks, solar collectors and septic.

Coastal Permit approval is required because the project is within the Coastal Zone. Design Review approval is required because the property is located in a planned zoning district.
