Project Description

The applicant requests Coastal Permit and Design Review approval to demolish an existing house and construct a new 2,972 square foot house and accessory bunker house on a developed lot in Seadrift/Stinson Beach. The 2,722 square feet of proposed floor area would result in a floor area ratio of approximately 11 percent on the 26,760-square foot lot (this includes the submerged lot area). The proposed main house would reach a maximum height of 24 feet 6 inches above surrounding grade, 38.49 feet above NAVD-88, and 37.66 feet above Mean Lower Low Water (MLLW). The proposed accessory bunker house would reach a maximum height of 17 feet 6 inches above surrounding grade, 27.50 above NAVD-88 and 26.66 above MLLW. The main house would have the following setbacks from exterior walls to the property lines: 110 feet from the North front property line; 6 feet from the East side property line; 6 feet from the West side property line; over 100 feet from the South rear property line. The bunker house would have the following setbacks from exterior walls to the property lines: 25 feet from the North front property line; 37 feet from the East side property line; 6 feet from the West side property line; and over 200 feet from the South rear property line.

Coastal Permit approval is required because the project is in the Coastal Zone, and Design Review is required because the project is located in a Planned Zoning District. Variance approval is also required because the proposed house would exceed a maximum height of 33 feet above Mean Lower Low Water (MLLW), and exceed a maximum finished floor height of 18 feet above MLLW as per 22.57.094I(2.) of the Interim Marin County Code.
