The applicant requests Coastal Permit, Design Review and Variance approval to demolish an existing house and construct a new 2,143 square foot house and a 544 square foot accessory bunk house with an attached 263 square foot storage area on a developed lot within Seadrift, a subdivision of Stinson Beach. The 2,950 square feet of proposed development would result in a floor area ratio of 11 percent on the 26,878 square foot dry lot area. The proposed main house would reach a maximum height of 24.5 feet above surrounding grade, 38.5 feet above NAVD-88 and 37.67 above Mean Lower Low Water (MLLW). The proposed accessory bunk house would reach a maximum height of 16 feet 5 inches above surrounding grade, 26.5 above NAVD-88 and 25.67 above MLLW. The exterior walls of the main house would have the following setbacks: 110 feet from the North front property line; 6 feet from the East side property line; 6 feet from the West side property line; over 100 feet from the South rear property line. The exterior walls of the bunk house would have the following setbacks: 25 feet from the North front property line; 37 feet from the East side property line; 6 feet from the West side property line; and over 200 feet from the South rear property line.
Coastal Permit approval is required because the project is in the Coastal Zone, and Design Review is required because the project is located in a Planned Zoning District. Variance approval is required because the proposed house would exceed a maximum height of 33 feet above MLLW, and exceed a maximum finished floor height of 18 feet above MLLW as prescribed by Section 22.57.094I(2.) of the Interim Marin County Code.
