The applicant requests Coastal Permit, Design Review and Variance approval to demolish an existing house and construct a new 2,583 square foot house and 286 square foot garage on a developed lot in Seadrift/Stinson Beach. The 2,583 square feet of proposed floor area would result in a floor area ratio of 10.6 percent on the 24,348 square foot dry lot area. The proposed building would reach a maximum height of 21.5 feet above surrounding grade, 38 feet above NAVD-88, and 37.17 feet above MLLW and the exterior walls would have the following setbacks: 25 feet from the north front property line; 6 feet from the east side property line; 6 feet from the west side property line; 200 feet from the south rear property line.
Coastal Permit approval is required because the project is in the Coastal Zone, Design Review is required because the property is in a Planned Zoning District, and a Variance is required because the project proposes to exceed the overall height limit and finished floor requirements for Seadrift Subdivision lots One and Two.
