The applicant requests Coastal Permit and Design Review approval to construct 1,857 square feet of additions to an existing single family residence on a developed lot in the area of Seadrift, Stinson Beach. The existing floor area is 1,116 square feet. The proposed development would result in a floor area of 2,973 square feet. Therefore, the proposed development would result in a floor area ratio of 15 percent on the 19,736 square foot lot. The proposed building would have the following heights: a maximum height of 15 feet above surrounding grade, 17.67 feet mean lower low water at finished floor, 32.37 feet mean lower low water at the roof upper ridge. The addition would have the following minimum setbacks: 47 feet from the northern front property line; 6 feet from the eastern side property line; 6 feet from the western side property line; the southern rear setback could not be determined based on the plans.

Coastal Permit is required because the project is located within the Coastal Zone; Design Review is required because the project is in a planned zoning district.
