The applicant requests Coastal Permit and Design Review approval to construct 1,116 square feet of additions to an existing 1,857 square foot single-family residence on a developed lot in the area of Seadrift, Stinson Beach. The proposed development would result in a floor area of 2,973 square feet. Therefore, the proposed development would result in a floor area ratio of 15 percent on the 19,736 square foot lot. The proposed project would have a maximum height of 15 feet above surrounding grade, a finished floor elevation of 17.67 feet above mean lower low water, and roof ridge elevation of 32.37 feet above mean lower low water. The additions are proposed to be located in the established building envelope, and would have the following distances from property lines: 47 feet - 4 inches from the northern front property line; 6 feet from the eastern side property line; and 6 feet from the western side property line.

Coastal Permit is required because the project is located within the Coastal Zone; Design Review is required because the project is in a planned zoning district.
