Project Description

The applicant requests Coastal Permit and Design Review approval to construct a new 2,458 square-foot single-family dwelling and an associated new septic system located on a previously developed lot in the area of Stinson Beach, within the Stinson Beach Highlands. The 2,458 square feet of proposed development would result in a floor area of 3,310 square feet and a floor ratio of 28 percent on the 12,000 square-foot lot. The floor area includes an existing 852 square-foot single-family dwelling proposed to be converted in an Accessory Dwelling Unit.

The proposed new building would reach a maximum height of 24 feet, one inch above surrounding grade and the exterior walls would have the following setbacks: 67 feet, five inches from the southern front property line; six feet from the eastern side property line; 44 feet from the western side property line; 24 feet, three inches from the northern rear property line. Various site improvements would also be entailed in the proposed development, including new retaining walls of varying heights, a new pool, and a new patio.

Coastal Permit approval is required pursuant to Marin County Code Section 22.56.055I because the project entails improvements to a property located in a Coastal zoning district not otherwise exempt from Coastal Permit requirements.
