The applicant requests Coastal Permit and Design Review approval for the following improvements to a developed lot in Stinson Beach: (1) construct 385 square feet of additions onto an existing 1,030 square-foot residence; (2) elevate the existing residence per FEMA requirements; and (3) construct a new, attached second story deck.
The 385 square feet of proposed development would result in a floor area of 1,415 square feet of floor area and a floor area ratio of 11.5 percent on the 12,316 square-foot lot. The proposed building would reach a maximum height of 22 feet, 7 inches above surrounding grade. The attached second story deck would reach a maximum height of eight feet, six inches from surrounding grade. The exterior walls of the residence would have the following setbacks: 102 feet from the northern front property line; three feet from the southern side property line; 19 feet, four inches from the eastern side property line; 14 feet from the southern rear property line.
Coastal Permit approval is required pursuant to interim Marin County Code Section 22.56.0551 because the project entails improvements to a property located in a Coastal zoning district not otherwise exempt from Coastal Permit requirements. Design Review approval is required pursuant to interim Marin County Code Section 22.82I because the project site is located in a planned zoning district.
