The applicant requests Design Review approval to demolish an existing 1,148-square-foot single family residence and construct a new 2,201-square-foot single family residence on a developed lot in Point San Quentin. The 2,201 square feet of proposed development would result in a 54.93-percent floor area ration on the 4,007-square-foot lot. The proposed structure would reach a maximum height of 26.25 feet as measured from surrounding grade and the exterior walls of the structure would maintain the following setbacks: 2 feet from the front, west property line; 12.5 feet from the rear, east property line; and 10.5 feet from the south, side property line. Due to the shape of the lot, there is no north side property line.
Pursuant to Marin County Development Code Section 22.42.020(A), the project involves development in a planned zoning district, not otherwise exempt from the requirement to receive Design Review approval.
