The applicant requests Design Review approval to construct a new 333 square foot garage addition onto an existing residence in San Rafael. The existing floor area and building area is 1,182 square feet. The proposed floor area is 1,182 square feet and the proposed building area is 1,515 square feet. Therefore, the proposed development would result in a floor area ratio of 14 percent on the 8,123 square foot lot. The proposed addition would reach a maximum height of 13 feet 4 inches above surrounding grade and the exterior walls would have the following setbacks: 36 feet 4 inches from the northern front property line; 0 feet from the western side property line; 38 feet 3 inches from the eastern side property line; 86 feet 10 inches from the southwestern rear property line.
