The applicant is equesting Design Review approval to demolish 33 square feet and construct a 674 square foot addition to the single-family residence, and a 669 square foot addition above the existing garage, on a developed lot in unincorporated San Rafael. The proposed development would consist of 4,512 square-feet of total building area and 5,471 square-feet of total floor area, which would result in a floor area ratio of 12.4 percent on the 43,954 square-foot lot. The proposed addition would reach a maximum height of 24 feet and 6 inches above surrounding grade and the exterior walls would have the following setbacks: 33 feet from the addition at the southern front of the property; 20 feet from the eastern side property line; and 37 feet from the western side property line, 118 feet from the addition at the northern rear property line. Additional site improvements would also be entailed in the proposed development, including an interior remodel of the first floor of the house.
Pursuant to Section 22.42.020.B., Design Review Permit approval is required because the project is within a Conventional Zoning District and the total floor area of the site exceeds 3,500 square feet.
