Project Description

The applicant requests Design Review approval to construct a new detached 1,262 square foot accessory structure on a developed lot in San Rafael. The proposed development would result in 6,077 square-feet of total building area and 4,996 square-feet of total floor area including the existing primary dwelling on-site, and a floor area ratio of 9.8 percent on the 50,965 square-foot (1.17 acre) lot. The accessory structure would reach a maximum height of 15 feet above existing grade and the exterior walls would have the following setbacks: 31 feet 4 inches from the southern front property line; 20 feet from the northern rear property line; 68 feet 8 inches from the eastern side property line; and 20 feet inches from the western side property line.

Design Review approval is required pursuant to Marin County Code Section 22.42.020.B because the proposed development results in an overall floor area greater than 3,500 square feet.
