Project Description

The applicant is proposing to construct a new 1,262 square foot detached pool house accessory structure on a developed lot in unincorporated San Rafael. As a result of the development, there would be a total of 5,881 square-feet of total building area and 5,091 square-feet of total floor area including the existing primary dwelling and pool house on-site, which would result in a floor area ratio of 12.0 percent on the 50,965 square-foot (1.17 acre) lot. The accessory structure would reach a maximum height of 15 feet above existing grade and the exterior walls would have the following setbacks: 31 feet 4 inches from the southern front property line; 68 feet 8 inches from the eastern side property line; 20 feet from the western side to the existing swimming pool; and 20 feet from the northern rear property line.

Design Review approval is required pursuant to Marin County Code Section 22.42.020B. because the proposed development results in an overall floor area greater than 3,500 square feet.
