Design Review approval to construct 3,302 square feet of additions to an existing residence and garage located on a property in unincorporated San Rafael. The 3,302 square feet of proposed development would result in a floor area ratio of 15 percent on the 45,360 square foot lot.
The additions proposed to the existing residence would reach a maximum height of 28 feet above surrounding grade and the exterior walls would have the following setbacks: 30 feet from the northern front property line, 20 feet from the eastern side property line, 66 feet from the western side property line, and 93 feet from the southern rear property line. The addition proposed to the existing garage would reach a maximum height of 12 feet above surrounding grade and the exterior walls would have the following setbacks: 21 feet from the northern front property line, 26 feet from the eastern side property line, and more than 100 feet from the western side and southern rear property line. Various site improvements would also be entailed in the proposed development, including a new deck and a complete remodel of the existing residence and garage.
Design Review approval is required pursuant to Section 22.42.020.B of the Marin County Development Code because the proposed development would contain more than 3,500 square feet of floor area and would contain a detached accessory structure within a required side yard setback.
