Project Description
The applicant requests Design Review approval to construct an approximately 329.5-square-foot first floor addition and an approximately 556.25-square-foot second floor addition to an existing 1,768-square-foot, one-story single-family residence in the community of South San Rafael. The 860.75 square feet of proposed addition, coupled with 25-square-foot of demolition of existing floor area, would result in a floor area ratio (FAR) of 17.65 percent on the 14,900 square foot lot.
The proposed second-story addition would reach a maximum height of 23 feet three inches above surrounding grade. The exterior walls of the proposed first-floor addition would have the following setbacks: One foot and four inches from the north front property line; 17 feet from the east (left) side property line; 53 feet from the west (right) side property line; and over 100 feet from the south rear property line. The exterior walls of the proposed second-floor addition would have the following setbacks: 15 feet from the north front property line, 53 feet from the east (left) side property line; 21 feet ten inches from the west (right) side property line; and over 100 feet from the south rear property line. Various site improvements would also be entailed in the proposed development, including a deck that is two feet two inches above grade, site grading, and interior and exterior remodel of the existing residence.
Design Review approval is required because the project involves construction of an addition in a planned development district, otherwise not exempt from Design Review, in accordance with Marin County Code Section 22.42.020(A).
