The applicant requests Design Review and Accessory Dwelling Unit Permit approval to construct a new, two-level, 1,166-square-foot accessory dwelling unit on a developed lot in San Rafael. The 1,166 square feet of proposed development would result in a floor area ratio of 12 percent on the 42,296 square foot lot. The proposed building would reach a maximum height of 30 feet above surrounding grade and the exterior walls would have the following setbacks: 60 feet one inch from the southern front property line; 41 feet five inches from the western side property line; and over 90 feet from all other property lines. Various site improvements would also be entailed in the proposed development, including site clearing and grading, construct grade level staircase, and other general improvements.
Design Review approval is required pursuant to Marin County Code Section 22.42.020.B because construction of the proposed project would result in more than 3,500 square feet of floor area in the R1-B4 Zoning District.Accessory Dwelling Unit Permit is required pursuant to Marin County Code Section 22.56 to allow a new residential accessory dwelling unit.
