Project Description

The applicant requests Design Review approval to construct a 453 square foot detached accessory structure in the rear yard of an improved lot in unincorporated San Anselmo. The existing building area is 3,641 square feet and the existing floor area is 3,235 square feet. The proposed development would result in a building area of 4,094 square feet and floor area of 3,688 square feet. Therefore, the proposed development would result in a floor area ratio of 10 percent on the 36,712 square foot lot. The proposed building would reach a maximum height of 14 feet, 10 inches above surrounding grade and would have the following setbacks: greater than 100 feet from the eastern front property line; 10 feet from the northern side property line; 68 feet from the southern side property line; greater than 100 foot from the western rear property line.

Design Review approval is required because the project would exceed a total floor area of 3,500 square feet.
