Project Description

The applicant requests Design Review approval to allow for the construction of multiple additions on the sides and rear of an existing residence in San Anselmo. The 622 square feet of additions would result in a building area of 4,088 square feet and a floor area of 3,610 square feet. Therefore, the project would result in a floor area ratio of 19 percent on the 18,400-square foot lot. The proposed addition would reach a maximum height of 18 feet above surrounding grade and would have the following setbacks from the property lines: 22 feet from the northern front property line; 10 feet 1 inch from the western side property line; and 10 feet from the eastern side property line. The proposed project also includes a new rear patio and front porch.

Design Review approval is required because the project will result in total floor area that is greater than 3,500 square feet, and to allow a porch to extend more than 6 feet into the front yard setback.
