The applicant requests Design Review approval to construct 1,278 square feet of additions, and a 288 square foot garage in unincorporated San Anselmo. The existing building area and floor area is 2,540 square feet. The proposed development would result in a building area of 4,106 square feet and a floor area of 3,818 square feet. Therefore, the proposed development would result in a floor area ratio of 20 percent on the 18,400 square foot lot. The proposed building would reach a maximum height of 23 feet above surrounding grade and would have the following setbacks: 12 feet from the western side property line, 72 feet from the northern rear property line, 70 feet from the southern front property line.
