The applicant request Design Review approval to allow for the construction of multiple additions on the front and rear of an existing residence in San Anselmo. The proposed development includes a 18 square foot entry way addition and a 716 square addition on back side of the residence. The existing building area is 2,483 square feet and the existing floor area is 1,958 square feet. The proposed development would result in a building area of 3,217 square feet and a floor area of 2,692 square feet. Therefore, the project would result in a floor area ratio of 14 percent of the 18,900 square foot lot. The proposed building would reach a maximum height of 16 feet 8 inches above surrounding grade and the exterior walls would have the following setbacks: 32 feet from the eastern front property line; 35 feet 2 inches from the southern side property line; 15 feet from the northern side property line; 31 feet from the western rear property line.
Design Review approval is required because the project is in a planned zoning district.
