The applicant requests Design Review approval to construct 481 square feet of additions on a lot developed with a 3,150-square-foot single-family residence in San Anselmo. The 481 square feet of proposed development would result in a floor area ratio of 11.6-percent on the 34,747-square-foot lot. The proposed additions would reach a maximum height of 16 feet, 9.5 inches above surrounding grade and the exterior walls of the addition would have the following setbacks: over 100 feet from the east front and west rear property lines; 33 feet from the north side property line; and 44 feet from the south side property line. Various site improvements would also be entailed in the proposed development, including a new pergola.
Design Review approval is required because the project involves the addition of floor area, not otherwise exempt from the requirement to receive Design Review approval (Marin County Code Section 22.42.020(B)).
