On June 26, 2017 the Community Development Agency issued an administrative decision approving the Oswald Design Review. Following issuance of the Administrative Decision of Approval, an appeal was filed by owners of neighboring properties to the Planning Commission. On September 11, 2017 the Planning Commission considered the appeal. After taking public testimony and following a brief discussion, the Planning Commission continued its review of the project to allow the applicant to modify the proposed residence, per the Commission’s recommendations. Below is the revised project description.
The applicant requests Design Review approval to demolish a 2,425 square foot single-family residence and construct a new 5,632 square foot single-family residence with a 1,037 square foot garage on an improved lot in unincorporated San Anselmo. The proposed development would result in a building area of 6,669 and a floor area of 6,129 square feet. Therefore, the proposed development would result in a floor area ratio of 26 percent on the 23,305 square foot lot. The proposed building would reach a maximum height of 29 feet above surrounding grade and would have the following setbacks: 27 feet from the eastern rear property line; 10 feet from the northern side property line; 10 feet from the southern side property line; 25 feet from the western front property line.
Design Review approval is required because the project would exceed a total building area of 3,500 square feet.
