On August 29, 2014, the Planning Division approved a Minor Design Review 14-20, allowing the applicant to construct a 900-square foot accessory structure to be utilized as a garden sanctuary. The approved development would reach a maximum height of 15-feet, and was approved with the following setbacks: 350 feet from the southern front property line, 18 feet from the northern rear property line, 14 feet from the eastern side property line, and 52 feet from the western side property line. The finished grade ground elevation of the approved project was 104 feet.
In the current application, the applicant requests Design Review Amendment approval to relocate the previously approved 900-square foot accessory structure. The approved height of the structure would not change. The accessory structure would have the following distances from the property lines: 24 feet from the northern rear property line, 61 feet the eastern side property line, 16 feet from the western side property line, and remain greater than 100 feet from the southern front property line. The finished grade ground elevation of the proposed project would be 90 feet, representing a reduction of 14 feet in ground elevation.
Design Review Amendment approval is required because the project is a substantial modification of what was approved in the previous Design Review.
