Project Description

The applicant is requesting Design Review and Tree Removal Permit approval to demolish an existing single-family residence and one detached accessory structure, to construct a new single-family residence and two detached accessory structures on a property located on West Oak Knoll in San Anselmo. The project would consist of 6,815 square-feet of total building area and floor area, which would result in a floor area ratio of 2.5 percent on the 263,942 square-foot lot (approximately 6-acres). The proposed development includes a new pool and removal of five “protected” trees and two “heritage” trees.

The proposed 5,913 square foot residence would reach a maximum height of 30 feet above surrounding grade, and the residence would be located the following distance to corresponding property lines: 25 feet 11 inches from the northern front property line; 80 feet from the eastern side property line; more than 200 feet from the western side property line; and, more than 200 feet from the southern rear property line.

The proposed 460 square foot accessory dwelling unit would be 14 feet, 10 inches in height and would have the following setbacks from the corresponding property lines: 44 feet 10 inches from the northern front property line; more than 200 feet from the eastern side property line; more than 200 feet from the western side property line; and more than 200 feet from the southern rear property line.

The proposed 442 square foot guest house would have the following setbacks from corresponding property lines: 45 feet 1 inches from the northern front property line; more than 200 feet from the eastern side property line; more than 200 feet from the western side yard property line; and, more than 200 feet from the southern rear property line.

Design Review approval is required pursuant to Chapter 22.42 of the Marin County Code because the project is in a Planned Zoning District and exceeds 3,500 square feet in floor area. Tree Removal Permit approval is required for the removal of protected or heritage trees pursuant to Chapter 22.62 of the Marin County Code.
