On March 29, 2017, the Planning Division approved Design Review and Tree Removal Permit P1251, allowing for the construction a new 3,358 square foot home on a 152,634-square foot vacant lot in San Anselmo. The building was approved to reach a maximum height of 30 feet above surrounding grade and would have the following setbacks from the exterior walls: 33 feet from the existing road to the north; 157 feet from the westerly side property line; 78 feet from the easterly side property line; more than 300 feet from the southerly rear property line.
The applicant is proposing to amend the previous Design Review application to allow for the expansion of the car deck and turnaround space. The proposed expanded car deck would be located 16 feet above existing grade and the following setbacks to property lines: 20 feet from the northern front property line; more than 100 feet from the westerly side property line; 0 feet from the easterly side property line; more than 300 feet from the southerly rear property line. The perimeter of the car deck would include a 42-inch-tall safety railing. The expanded car deck is located on the northeastern portion of the property.
A Design Review amendment approval is required because the project is a substantial modification of what was approved in the previous Design Review.
