Project Description

The applicant requests Design Review approval to construct a new 366 square foot accessory structure and expand the existing 2,817 square foot residence by 254 square feet on a 26,600 square foot lot in San Anselmo. Overall, the proposed development would result in a floor area ratio of 16 percent.

The proposed accessory structure would reach a maximum height of 13 feet above surrounding grade and the exterior walls would have the following setbacks: 232 feet, 6 inches from the southern front property line; 19 feet, 9 inches from the western side property line; 38 feet, 6 inches from the eastern side property line; 11 feet, 1 inch from the northern rear property line.

The proposed addition to the existing residence would reach a maximum height of feet above surrounding grade and the exterior walls would have the following setbacks: more than 40 feet from the southern front property line; more than 40 feet from the western side property line; 11 feet, from the eastern side property line; 11 feet, 134 feet, 2 inches from the northern rear property line.

Design Review approval is required because the project entails the construction of an addition on a site that contains more than 3,500 square feet of floor area pursuant to Section 22.42.020.B of the Marin County Code.
