Project Description

The applicant requests Variance approval to convert an existing garage to a 221 square foot kitchen addition on a lot developed with a single-family dwelling in San Geronimo. The 221 square feet of proposed development would result in a floor area ratio of 14 percent on the 17,160 square foot lot. New decks and exterior stairs are also proposed. The proposed improvements would reach a maximum height of 21 feet above surrounding grade and the exterior walls would have the following setbacks: encroach 25 feet into the 40 foot road easement along the southern front property line; 25 feet from the western side property line; 4 feet from the eastern side property line; over 50 feet from the northern rear property line. Various site improvements would also be entailed in the proposed development, including interior remodel, new retaining wall, an outdoor kitchen, and a free-standing wall at parking.
