The changes to the project design proposed by the applicant is to address the concerns raised by the Planning Commission at the hearing on October 22, 2018.
According to the Applicant’s memo, the project has been modified to remove all proposed floor area encroachments into the 20-foot creek setback, except a 50-square foot area. The applicant has attached two schematics to an accompanying memo with the plans to show two alternate approaches that they intend to present at a future Board of Supervisor’s meeting.
The applicant proposes to demolish an existing two-story 2,256-square foot single family residence and 442-square foot attached, unpermitted second unit and construct a new 2,743-square foot single family residence, 929-square feet of attached garage and accessory structures, and 552-square foot attached second unit. The proposed three-story structure would have a maximum height of 29 feet 11 inches, and result in a 6.23% floor area ratio, and have the following minimum setbacks: 26.9 feet from the easterly front property line, 121.7 feet from the northerly side property line, 96.2 feet to the southerly side property line, and 164 feet from the westerly rear property line.
The project includes the legalization of a new unpermitted reinforced concrete bridge across Barranca Creek, located approximately 86 feet from the east front property line, 115 feet from the south side property line, and 80 feet from the rear property line. The light-duty/pedestrian bridge replaced a historic, wooden bridge in the same location.
Design Review is required because the project is located in a Planned Zoning District.
