Project Description

The applicant is proposing to amend the previously approved Maloney Design Review (DR 05-90) for the construction of a new, two story single family residence on a vacant 17,295 square foot lot in San Geronimo. The proposed changes to the previously approved project are as follows:

  • A new floor is proposed to be inserted in between the carport and master bedroom. A space of 4.5 feet currently exists between the carport and master bedroom floors. The plate heights of the carport and master bedroom (both 10 feet) will be reduced by approximately 2 feet, respectively, to create a new “storage room”. The overall height of the structure will not exceed the previously approved height of 28 feet, 6 inches.
  • A reduction of deck area is proposed along the westerly side of the house from approximately 200 square feet to 88 square feet.
  • The decking along the southerly side of the residence (approximately 140 square feet of decking) is proposed to be removed.
  • The width of the residence is proposed to be increased by 1 foot, expanding in a westerly direction.
  • The depth of the carport is proposed to be increased from 14 feet, 6 inches to 18 feet. The depth of the carport would expand in an easterly direction (into the driveway) and 1 foot in a westerly direction.
  • The overall building area is proposed to increase from 2,002 square feet to approximately 2,650 square feet (for a total increase of approximately 650 square feet).

The proposed development will result in a floor area ratio of approximately 13 percent. The building will reach a maximum height of 28 feet above surrounding grade and the exterior walls would have the following setbacks from corresponding property lines: 25 feet from the northerly front property line; 10 feet from the easterly side property line; 43 feet from the westerly side property line; and approximately 84 feet from the southerly rear property line. All development on the property is proposed to be located at least 35 feet from the bankfull line, and 32 feet from the top of bank.
