The applicant requests Site Plan Review approval to construct a new 3,480 square foot residence on a vacant lot in Woodacre. The 3,480 square feet of proposed development would result in a floor area ratio of 1.6 percent on the 4.8 acre lot. The proposed building would reach a maximum height of 18 feet above surrounding grade and the exterior walls would have the following setbacks: 26 feet from the northeastern front property line; 71 feet from the southeastern side property line; more than 100 feet from the northwestern side property line; more than 100 feet from the southwestern rear property line. Various site improvements would also be entailed in the proposed development, including septic system, driveway and pool.
Site Plan Review approval is required because the project the project is eligible for a Design Review Waiver.
