Project Description

The applicant requests Minor Design Review approval to construct a new cantilevered deck, canopy shade structure, pizza oven, and fire ring on a lot developed with a single-family dwelling in Novato. The proposed development would not increase the existing floor area ratio of 14 percent on the 16,430 square foot lot. The of the proposed structures would have the following setbacks: 0 feet from the northwestern front property line; 7 feet from the northeastern side property line; over 100 feet from the southwestern side property line; 73 feet from the southeastern rear property line. Various site improvements would also be entailed in the proposed development, including a planter box, retaining walls, an outdoor kitchen consisting of a grill and sink, paving, and stairs. The heights of proposed structures are listed below:

The proposed new cantilevered deck is 12 feet above surrounding grade. The proposed shade structure is 19 feet above surrounding grade. The proposed pizza oven is 17 feet above surrounding grade.

Minor Design Review approval is required pursuant to Marin County Code Section, 22.20.090.C.1.b. because the project entails constructing detached accessory structures within the minimum required setbacks.
