The applicant requests Design Review and Accessory Dwelling Unit approval to construct a new 736 square foot accessory structure, for the future use as an Accessory Dwelling Unit, on a developed lot located at 25 Stirrup Lane in Novato. The existing floor area on the property is 2,938 square feet and the existing building area on the property is 3,188 square feet. The 736 square feet of proposed development would result in a total floor area of 3,674 square feet, for a floor area ratio of 17 percent on the 21,082 square foot lot.
The proposed accessory structure would reach a maximum height of 15 feet above surrounding grade and would have the following setbacks from the exterior walls: 81 feet from the eastern front property line; 15 feet from the northern side property line; more than 100 feet from the eastern side property line; and 15 feet from the western rear property line. Various site improvements are also proposed to be constructed as part the proposed development, including a new access driveway (from Stirrup Lane), parking pad, pedestrian pathways, and landscaping.
Design Review approval is required because the project results in a floor area of more than 3,500 square feet of floor area (MMC Section 22.42.020.B). An Accessory Dwelling Unit Permit is required because the project includes the construction of a new Accessory Dwelling Unit.
