Project Description

The applicant is requesting Design Review and Variance approval to construct 994 square feet of new additions onto an existing single-family residence in unincorporated Novato. The proposed development would result in a total building area of 11,075 square feet and a total floor area of 10,285 square feet, which would result in a floor area ratio of 8.4 percent on the 122,151 square-foot lot. The additions would reach a maximum height of 21 feet above surrounding grade and is proposed to be located approximately 121 feet from the western front property line; 39 feet from the southern side property line; more than 200 feet from the northern side property line; and 130 feet from the eastern rear property line.

Design Review approval is required pursuant to Marin County Code Section 22.42.020 because the project will result in total floor area that is greater than 3,500 square feet. Variance approval is required because the project exceeds the maximum 5 percent floor area ratio established by the governing A10 zoning district.
