The applicant is requesting Design Review for demolition of the existing 2,360 square foot pool, construction of a new 429 square foot pool house, new 2,960 square foot swimming pool, and pool deck, and in-ground spa, and landscape improvements on a developed lot in Novato.
The proposed development would consist of 429 square-feet of total building area and 429 square-feet of total floor area, which would result in a floor area ratio of 9.0 percent on the 77,101 square-foot lot. The pool house structure would reach a maximum height of 14 feet and 9 inches above existing grade. Proposed setbacks consist of: 198 feet and 9 inches from the new pool house to the southern front property line; 24 feet and 5 inches from the new pool house to western side property line; 252 feet from the proposed swimming pool to the northern rear property line; and 59 feet from the new swim pool to the eastern side property line.
Design Review approval is required because the project is in a planned district.
