Project Description

The applicant requests Design Review approval to construct 1,684 square feet of additions to an existing single-family residence on an improved lot in unincorporated Novato. The existing building area is 3,171 and the existing floor area is 2,566 square feet. The proposed development would result in a building area of 4,855 square feet and a floor area of 4,250 square feet. Therefore, the proposed development would result in a floor area ratio of 7.2 percent on the 59,101 square foot lot. The proposed building would reach a maximum height of approximately 22 feet above surrounding grade and would have the following setbacks: 72 feet from the northern front property line; 40 feet from the eastern side property line; greater than 100 feet from the western side property line; greater than 100 feet from the southern rear property line.

Design Review approval is required because the development will exceed a total floor area of 3,500 square feet.
