Project Description

The applicant requests Design Review approval to construct a new 5,056 square foot residential structure, which includes a 738 square foot garage and an Accessory Dwelling Unit on a vacant lot in Novato. The applicant is also requesting to remove five heritage trees and 23 protected trees. It appears that the 5,056 square feet of proposed development would result in a floor area ratio of 2 percent on the 4.17-acre lot. The proposed building would reach a maximum height of approximately 29 feet above surrounding grade and the exterior walls would have the following setbacks: 206 feet 11 inches from the northern front property line; 34 feet 1 inches from the eastern side property line; 76 feet 4 inches from the western side property line; more than 200 feet from the southern rear property line. The project includes several retaining walls 6 feet or higher. Various site improvements would also be entailed in the proposed development, including two driveways and a pool.

Design Review approval is required because the project is over 3,500 square feet in floor area. Tree Removal Permit is required because the project is removing more than one heritage tree.
