Project Description

The applicant requests Design Review approval to construct the following: (1) a new, detached, 212 square foot storage shed and trash enclosure structure; (2) a new fence and, (3) a new outward facing retaining wall.

The proposed storage shed and trash enclosure structure would reach a maximum height of 8 feet, 8 inches above the surrounding grade and the exterior walls would have the following setbacks: 28 feet from the eastern front property line; 42 feet from the southern side property line; 76 feet from the northern side property line and, more than 100 feet from the western rear property line.

The proposed fence would reach a maximum height of 7 feet, 7 inches above the surrounding grade and would be generally located along the eastern front and northern side property lines with a proposed stepback from Vineyard Road that would provide for an approach to the property from the roadway.

The proposed outward facing retaining wall would reach a maximum height of 6 feet above the surrounding grade and would maintain the following setbacks: more than 100 feet from the eastern front property line; 8 feet from the southern side property line; more than 100 feet from the norther side property line and, more than 100 feet from the eastern rear property line.

Design Review approval is required pursuant to Section 22.42.020.B of the Marin County Development Code because the project entails an accessory structure within a required setback, a fence that exceeds a height of 6 feet above the surrounding grade, and an outward facing retaining wall that exceeds a height of 4 feet above surrounding grade.
