The applicant requests Design Review approval to retroactively authorize the conversion of a 645-square-foot garage into a 645-square-foot office within an existing detached accessory building located on a developed property in unincorporated Novato. The garage-to-office conversion entailed new windows, interior walls and doors, and enclosure of the wall cavity designed for vehicular access into the building.
The conversion of 645 square feet of building area into 645 square feet of floor area would result in a building area of 3,813 square feet, a floor area of 3,813 square feet, and a floor area ratio of 9.5 percent on the 39,943 square foot lot. The existing building would continue to reach a maximum height of 15 feet, 9 inches above the surrounding grade, and the exterior walls would continue to have the following setbacks: 103 feet from the southern front property line; 66 feet from the western side property line; 18 feet from the eastern side property line; 124 feet from the northern rear property line.
Design Review approval is required pursuant to Section 22.42.025.B of the Marin County Development Code because the property is in a conventional zoning district and would contain more than 3,500 square feet of floor area.
