Project Description

The applicant requests Coastal Permit and Design Review approval for the installation a new 594 square foot modular home on a 4.64 acre vacant lot in Tomales. Coastal Permit approval is also required to allow for a new water well and septic system. The proposed structure would reach a maximum height of 14 feet above surrounding grade and the exterior walls would have the following setbacks: more than 200 feet from the northern front property line; more than 200 feet from the eastern side property line; more than 100 feet from the western side property line; 37 feet from the southern rear property line. Various site improvements would also be entailed in the proposed development, including a new driveway and fire truck turnaround.

Coastal Permit approval is required pursuant to interim Marin County Code Section 22.56.055i because the project entails improvements to a property located in a Coastal zoning district not otherwise exempt from Coastal Permit requirements. Design Review approval is required pursuant to interim Marin County Code Section 22.82i because the project site is located in a planned zoning district. Pursuant to Section 22.56.055i.C a Coastal Permit is required for the construction of a water well or septic system in the coastal zone.
