The applicant requests Coastal Permit and Design Review approval to replace an existing modular home with a new 1,453 square foot residence on a developed lot in Dillon Beach. The proposed development would reach a maximum height of 17 feet above surrounding grade and would have a setback of 17 feet from the western property line and a setback of over 1,000 feet from the eastern and southern property lines.

Coastal Permit approval is required pursuant to interim Marin County Code Section 22.56.055i because the project entails improvements to a property located in a Coastal zoning district not otherwise exempt from Coastal Permit requirements. Design Review approval is required pursuant to interim Marin County Code Section 22.82i because the project site is located in a planned zoning district.
