The applicant requests Design Review approval to construct a new 1,008 square foot house on a vacant lot in Tomales. The 1,008 square feet of proposed development would result in a floor area ratio of 9.8 percent on the 10,200 square foot lot. The proposed building would reach a maximum height of 20 feet above surrounding grade and would have the following setbacks from the exterior walls: 100 feet from the south front property line; 18 feet 5 inches from the west side property line; 16 feet from the east side property line; 27 feet 5 inches from the north rear property line.
Design Review approval is required because the project is located in a Planned Zoning District. The applicant has also applied for Coastal Permit Exclusion, under Order E-81-6 (Unit II).
