The applicant requests Design Review and Coastal Permit Exclusion approval to construct a new 3,992 square foot single family residence with an attached garage on a vacant lot (Parcel B) in Dillon Beach. The proposed development would result in a floor area ratio of 6.7-percent on the 59,093-square-foot lot (1.36 acres) and would reach a maximum height of 23.76 feet above surrounding grade. The exterior walls would have the following setbacks: from 20 feet, 0.5 inch from the north property line; 50 feet, 10.5 inches from the west property line; 32 feet, 2 inches from the east property line; and over 100 feet from the south property line. Other improvements are proposed with development including retaining walls, terrace and driveway.
Pursuant to Marin County Deputy Zoning Administrator Resolution No. 06-131 (Floyd Master Plan Waiver, Coastal Permit, Precise Development Plan and Land Division), the project is subject to Design Review approval (Condition of Approval 12(c)). The project is subject to Coastal Permit Exclusion approval pursuant to Categorical Exclusion Order E-82-6.
