Project Description

The applicant requests Design Review and Coastal Permit Exclusion approval to construct a new 3,997.8 square foot single family residence with an attached garage on a vacant lot (Parcel A) in Dillon Beach. The proposed development would result in a floor area ratio of 3.6-percent on the 95,440-square-foot lot (2.19 acres) and would reach a maximum height of 24.59’ above surrounding grade. The exterior walls would have the following setbacks: from 21 feet from the north property line; 15 feet, 6 inches from the west property line; and over 100 feet from the south and east property lines. Other improvements are proposed with development including a new hot tub, decks and a driveway.

Pursuant to Marin County Deputy Zoning Administrator Resolution No. 06-131 (Floyd Master Plan Waiver, Coastal Permit, Precise Development Plan and Land Division), the project is subject to Design Review approval (Condition of Approval 12(c)). The project is subject to Coastal Permit Exclusion approval pursuant to Categorical Exclusion Order E-82-6.
