Project Description

The applicant requests Design Review approval to construct a new 3,065 square-foot, three-story residence on a vacant lot in Dillon Beach. The proposed development would result in a floor area ratio (FAR) of 29.3 percent on the 10,465 square feet lot. The proposed building would reach a maximum height of 23 feet ten inches above surrounding grade and the exterior walls would have the following setbacks: 25 feet from the south front property line; six feet from the east side property line; six feet from the west side property line; and 38 feet five inches from the north rear property line. Various site improvements would also be entailed in the proposed development, including a driveway, and general site grading and improvements to accommodate the proposed project.

Design Review approval is required pursuant to Section 22.64.030, Table 5-4-b, Note 5, because the project site is a substandard lot based on Hillside Subdivision Design standards (Section 22.82.050).

Zoning:  C-R1 (Coastal, Single-Family Residential district, 7,500 sq. ft. minimum lot)
